We offer end-to end solutions, leveraging on the depth and breadth of our expertise across the real estate market and in data analytics. We work with clients to analyse and optimise their exposures to real estate, develop business plans, structure complex transactions, and put together operating frameworks that leverage data and focus on optimization.

We have a holistic view of the market from which we can offer the best possible impartial advice to clients. When paired with our market research, Ask WiRE is able to anticipate trends and direct capital successfully, set up and manage real estate platforms, and provide ongoing support as needed.

Underwriting & Valuations

The team has been heavily involved in some of the largest transactions in the region, including sales and financing of real estate funds and portfolios of non-performing loans. Since 2015 the team has been involved in underwriting and advising on more than €9.0bln of assets, managing €4.2bln, and monetising €1.3bln, gaining insight and expertise across a multitude of property types and sectors.

Ask WiRE offers real estate assessments, valuations, and a variety of consultative services such feasibility and viability plans for new developments. These assessments include a market value estimate of the underlying real estate, supported by market transactions, asking prices, and a cash flow model based on the property’s projected performance.

Ask WiRE also offers valuations regulated by RICS (Royal Institution of Chartered Surveyors) and by ETEK (the Cyprus Scientific and Technical Chamber).

Data analytics

Real estate is going through significant digitalisation, as consumers increasingly acquire products and services online. The speed of digitalisation is amplified by the need for Environmental, Social, and Governance (ESG) and regulatory reporting, due to climate change and other environmental considerations.

The data analytics team, often in partnership with leading academic and research institutions, has developed and is maintaining databases and models available to:

·         Monitor real estate dynamics by mapping transactions, asking prices, new construction, and changes in population demographics, to identify opportunities for growth, changes in market activity and pricing, and manage market risk

·         Carry out risk assessment by considering environmental, acute risks, such as earthquakes, floods, wildfire, landslides, etc

·         ESG assessment by considering acute risks, such as earthquakes, floods, wildfire, landslides, etc, chronic risks, such as changes due to climate change under various emission scenarios, and the energy performance of buildings

Ask WiRE’s proprietary analytics and technology platforms enable the provision and management of granular information using DaaS (Data-as-a-Service) and SaaS (Software-as-a-Service).
